What is a HIP?

"Home Information Pack: helping you move."

Under the home information pack regulations introduced by the government, a variety of documents must be gathered to provide information about your home:

Standard Freehold HIP
  • Energy Performance Certificate
  • Terms of Sale
  • Evidence of Title
  • Local Authority Searches
  • Drainage and Water Search
Plus for Leasedhold Property
  • Copy of the Lease
  • Landlord regulations
  • Recent service charge details
  • Recent requests for payment for service charges, ground rent and insurance.

The idea is that potential buyers of your property will be able to view the pack and make an informed offer, based on the facts in front of them. It is hoped, that the pack will therefore speed up the process of buying and selling and help reduce the overall fall through rate.

Who needs one?

From 14th December 2007 the law will require all those responsible for marketing a residential property to have ordered a HIP before putting the home up for sale.

Who pays for it?

Normally the vendor would have to cover the cost of a HIP. However, STANLEY Chelsea. want to make this procedure as easy as possible for you. As part of our service to you, subject to certain terms we will meet the cost of your standard HIP (this does not include retrieving additional information from managing agents on leasehold properties).
